Get Ready
Let's Identify your selling goals. It is important to establish the timeframe of selling your home and what is needed out of the sale to transition to your next property. First and foremost we will meet at the property and I will familiarize myself with every feature of the home. From there, I will develop a comparable market analysis in order to share the most recent comparable sales in the neighborhood. As a professional, I am well trained on using this software in order to determine the optimal list price of your home. We then will be able to price the home correctly to result in a desirable product that attracts majority of the buyers.
Presentation
Presentation of your home is a very important factor in the selling process and will lead to a much smoother selling process. When buyer's are viewing a home, you don't want their eye to go to the imperfections. Imperfections and evidence of deferred maintenance scares buyer's away. It is my job to go through the property and bring my team of professionals to make sure that the presentation of the home displays all the very best attributes. This will save you money in inspections and concessions and overall give you a better return on your investment.
Marketing
Once we have your home ready to put on the market, we will get professional photos taken of the property. From there we will get the property listed on MLS. The marketing that will occur on the property includes social media posts, postcards, and a digital outreach nationally to any buyers looking to relocate to Arizona.
Negotating
With an education in business law, I am very knowledgable when it comes to the ability to negotiate. When considering an offer it is important to have an agent that can negotiate the best terms, price, and conditions in order to save the sellers the stress of contingencies. Keeping your priorities and expectations in mind during negotiations all while maintaining the union between a buyer and seller is a skill necessary in any real estate process.
Closing
As we approach closing, it is important to have a professional on top of deadlines and ensuring all the necessary documentation, repairs, and scheduling is controlled in a timely manner. Every step of the way I will communicate with the buyer and seller in order to prevent any delays when it comes to closing.
